Mixed-use condos are no longer unusual in Singapore. From Bedok to Sengkang to Yishun, integrated developments — condos sitting above retail malls, MRT stations and community spaces — have quietly become one of the country’s most sought-after housing categories.

So when Lucerne Grand launches at Lakeside Drive, the format itself won’t be new. What will be new is the location: Lucerne Grand is set to be the first mixed-use development in its immediate Lakeside precinct.

That “first in” isn’t just a marketing line — it has practical implications for residents, for the surrounding neighbourhood, and for how the development is likely to anchor the precinct over time. Here’s what that actually means.

A Format That Has Been Tested Everywhere Except Lakeside

Look around Singapore’s heartlands and the pattern of successful mixed-use developments is clear:

  • Bedok has Bedok Residences and Bedok Mall.
  • Sengkang has Sengkang Grand Residences atop Sengkang Grand Mall.
  • Punggol has Watertown and Waterway Point.
  • Yishun has North Park Residences and Northpoint City.
  • Bukit Panjang has Hillion Residences and Hillion Mall.

What these neighbourhoods have in common is a residential population large enough to anchor a retail podium — and the kind of MRT and bus connectivity that makes the integrated format work. Lakeside, sitting on the East-West Line in District 22, ticks both boxes, with the additional pull of Jurong Lake Gardens beside it and the Jurong Lake District (JLD) transformation across the lake. It’s a precinct that, until now, has been served by purely residential condominium developments. Lucerne Grand brings the mixed-use format here for the first time.

What Lucerne Grand’s Mixed-Use Design Looks Like

Per the project’s official materials, Lucerne Grand will feature:

  • Level 1 commercial and retail space — approximately 10,764 sq ft, with a planned mix of shops, F&B and everyday essentials.
  • Five residential towers, up to 17 storeys high, with 570 residential units sitting above the retail podium.
  • Directly beside Lakeside MRT on the East-West Line, giving residents a doorstep-to-platform connection.
  • A 99-year leasehold tenure, with a target preview in mid-September 2026 and booking from end-September 2026.

This isn’t a vast Northpoint-scale integrated city. The retail component is sized to serve the development’s residents and the surrounding Lakeside Drive neighbourhood — closer in scale to a neighbourhood lifestyle podium than a regional mall. For everyday convenience, that’s often the more practical scale.

Why the Developer Track Record Matters Here

One of the things buyers underestimate about mixed-use developments is how much harder they are to execute well than a purely residential project. The retail mix has to be curated. The transport integration has to work. The residential and commercial flows have to be separated thoughtfully so that one doesn’t intrude on the other.

Lucerne Grand is being developed by City Developments Limited (CDL) — one of Singapore’s most established developers, with over 60 years in the business. Crucially for the mixed-use angle, CDL was the co-developer of Sengkang Grand Residences, completed in 2023 atop Sengkang Grand Mall. That project went on to win the Sustainability Award in the completed mixed-use development category at the EdgeProp Excellence Awards 2024, and was fully sold by August 2022.

That’s not a guarantee that Lucerne Grand will replicate the outcome — every project is different — but it does mean CDL is bringing direct, recent, and successful mixed-use experience to the Lakeside site. That matters more than abstract credentials.

What This Means for Residents

If you’re considering Lucerne Grand as a home, the mixed-use design changes a few things in practical terms:

  • The daily routine becomes shorter. Grocery runs, weekday coffee, pharmacy visits and small dinners can happen without leaving the development. For dual-income families and time-poor professionals, this often becomes the most valued feature in retrospect.
  • The MRT commute simplifies. A doorstep MRT connection at Lakeside (EW26) puts the wider East-West corridor within reach — and as we’ve covered separately, Lakeside sits between two future Jurong Region Line interchanges at Boon Lay (one stop west) and Jurong East (two stops east), strengthening the wider connectivity story.

  • The neighbourhood evolves. A successful mixed-use anchor tends to lift the surrounding area — not just the homes within it. As the Jurong Lake District transformation continues, a mixed-use development at Lakeside is positioned to be part of, and benefit from, that evolution.

What This Means for the Lakeside Precinct

Beyond residents, there’s a wider point worth noting. Lakeside has historically been a quieter residential corner of District 22 — well-connected by MRT, lush with the gardens beside it, but without a strong on-precinct lifestyle layer. Residents have tended to head to Boon Lay (Jurong Point) or Jurong East (JEM, Westgate, IMM) for retail and F&B.

A Level 1 retail podium at Lucerne Grand won’t replicate that scale — nor is it trying to. But it does fill a gap: an everyday-essentials layer right within the Lakeside core. Over time, that can subtly reshape how the neighbourhood operates day-to-day, and how new buyers see the area.

The Bottom Line

Lucerne Grand isn’t pioneering the mixed-use format in Singapore — that work has been done by a generation of completed projects across the heartlands. What Lucerne Grand is doing is bringing a proven format to a precinct that has been waiting for it, developed by a group with recent, successful mixed-use experience, at a location that benefits from both Lakeside MRT and the wider Jurong Lake District story.
